Buying Tips

1. If you are not working with an experienced realtor find one.

2. To determine a fair price, ask for comparable sales from the last twelve months and look at current listings.

3. Learn what you can about the seller: motivation for selling, needs, goals.

4. If you are trying to decide between two or three properties and you have a price threshold, make an offer on your favorite first. Their good timing pleasantly surprises many buyers.

5. Know exactly what you are getting and make sure your contract states it. Many people do not realize items not mentioned in the purchase agreement may not be included (this includes items mentioned in the listing).

Negotiating Tips

Negotiating is a lot like selling. Strive for a winning situation. What is negotiable? Well, many would say everything. Many people don't like to negotiate, but it serves a purpose. Most buyers and sellers agree there is greater satisfaction when a slight compromise is achieved. At that point, both parties feel they got a "fair" price and issues that come up later are more easily resolved. In our area the most common items that are negotiated are price, repairs, appliances, occupancy, and furnishings (in some case a Home Warranty).

1. Start the negotiation by asking questions. First, ask about the property. Second, the people involved. And third, what problems exist.

2. Always ask for more than you expect to get.
